Bellway secures approval to build 154 new homes at High Leigh Grange in Hoddesdon
Bellway has been given the go-ahead to build 154 sustainable new homes on three plots of land in Hoddesdon to be known as High Leigh Grange.
The housebuilder has secured detailed planning permission for the homes on land south of Dinant Link Road and east of the A10, which sits within High Leigh Garden Village masterplan.
The Borough of Broxbourne Council’s planning and regulatory committee approved an application for 135 homes on Parcels B and C on Tuesday 9 September, while permission was previously issued in August for 19 homes on Parcel D.
Ali Maruf, Managing Director at Bellway North London, said: “We have worked alongside the Borough of Broxbourne Council to develop plans for these three parcels of land, which will deliver more than 150 new properties to help meet local housing need.
“Now that our detailed plans have been approved, we can forge ahead with our plans. We will be building a collection of sustainable energy-efficient new homes which will include solar PV panels, smart heating thermostats and electric vehicle charging.
“There will also be significant landscaping and footpaths to provide accessible green open space as well as wildlife enhancements to promote biodiversity.”
On Parcels B and C, Bellway North London is to build 112 two, three, four and five-bedroom houses for private sale, plus 23 affordable homes, comprising one and two-bedroom maisonettes and two to four-bedroom houses.
Parcel D will feature 11 three and four-bedroom houses for the open market, with eight affordable two, three and four-bedroom properties for shared ownership or affordable rent.
Ali said: “The Bellway development forms the final residential component of the wider High Leigh Garden Village project which is delivering approximately 500 new homes for the area across a 97-acre site.
"We are proud to be playing a major role in this ambitious scheme which is creating a brand-new neighbourhood. High Leigh Primary School has been built and opened in April 2025 and is served by a new bus route, with a new foot/cycle bridge providing level access to the school from Paddick Close. Further plans for a mixed-use hub with care home, day nursery and convenience store were approved in July 2025.
“We are due to start work on the new homes at High Leigh Grange in the spring of 2026, and hope to be able to hand the keys over to the first residents by the end of next year.”
