The wider site, located off Staindrop Road on the western edge of the town, has the potential to deliver up to 985 new homes alongside a range of facilities designed to support everyday life. These include plans for a new primary school with playing fields, sports pitches, a local shop and a GP surgery, helping to create a well-connected, sustainable neighbourhood.
Work is already well underway on the first phase of the development, known as Baydale Village. This phase has full planning consent for 428 homes and saw Bellway open a new sales and information centre on Saturday 25 April, giving local people their first opportunity to explore the plans in more detail.
As part of the outline planning agreement for the wider development, Bellway has committed £4,497,356 towards road and roundabout improvements, as well as investment in sustainable transport measures.

“One of the first relationships we built on site was with Mowden Infant and Junior School, where Year 5 pupils helped choose road names for the development. It’s a great example of how we’re involving the local community from the very start.
“We’re also focused on creating places that support day-to-day life, with land set aside for key facilities and plenty of green space. It was a real pleasure to welcome our first potential residents and talk them through the vision for Baydale Village – a sustainable new neighbourhood with low-carbon homes, open spaces and new wildlife habitats.”
Many of the homes at Baydale Village will include air source heat pumps and solar PV panels to maximise energy efficiency, alongside electric vehicle charging points to support greener travel.
The first phase will deliver 300 homes for private sale, ranging from two to five bedrooms and including 20 bungalows. A further 128 affordable homes will be provided through a mix of low-cost rent, shared ownership and the Government-backed First Homes scheme.
Bellway Durham will deliver 281 of the homes within the first phase, with the remaining 147 being built by Bellway’s North East division under the Ashberry Homes brand.
