Bellway to invest £3.2 million in local area as part of development in Creech St Michael

9th Jun 2026

More than £3.2 million is to be invested in local infrastructure as part of Bellway’s new Celtic Gardens development in the Somerset village of Creech St Michael.

More than £3.2 million is to be invested in local infrastructure as part of Bellway’s new Celtic Gardens development in the Somerset village of Creech St Michael.

The housebuilder will be building 100 sustainable new homes, including 25 affordable properties for local people, and more than six acres of public open space, on the 14-acre site off North End.

As part of the planning agreement, Bellway is contributing more than £1.7 million towards local facilities, with £1.5 million of this to go to schools, including early years, primary, secondary and special educational needs provision. Other contributions will be made towards roads, footpaths and green travel. Bellway is also paying more than £2 million to Somerset Council via the Community Infrastructure Levy.

Sophie Schofield, Sales Director for Bellway South West, said: “Celtic Gardens will bring a range of benefits to the local area, including much-needed new homes for sale and affordable housing for those who unable to buy on the open market.

“The development has been designed around a large central green with an equipped children’s play area, which will be open to both Celtic Gardens residents and the wider community. There will also be wildlife and drainage areas, walking routes and 30 new allotments for people to grow their own produce.

“The financial contributions we are making, meanwhile, will support local schools for children of all ages, as well as improving infrastructure more widely in the local area.”

The new homes at Celtic Gardens will include three, four and five-bedroom houses for sale, while the affordable homes will comprise one to five-bedroom homes for low-cost rent, and two and three-bedroom houses available for shared ownership or under the First Homes discount scheme.

Each of the homes will be highly energy efficient, with renewable electricity generated by solar PV panels. They will also have electric vehicle charging points to promote greener travel.

Sophie said: “This will be a highly sustainable place to live, within walking distance of the village school, shop and doctor’s surgery, and with new wildlife habitats being created on site to enhance biodiversity.

“We are already seeing a considerable amount of interest in these new homes and are looking forward to releasing the first properties onto the market in July, with an on-site sales office due to open later this year. We anticipate the first homes will be ready for their new residents to move into early next year.”
