The housebuilder has received planning permission from Welwyn Hatfield Council to amend its plans for part of the site, replacing 10 of the four and five-bedroom houses originally earmarked for the project with 16 three-bedroom houses.
This will bring the total number of homes being built at the development, off Northaw Road East, from 121 to 127.
The new homes are the three-bedroom Beaufort, Rosemont and Regency semi-detached house styles, with split-level designs to accommodate the contours of the site and ensure that gardens are levelled and useable.
Greg Allsop, Sales Director for Bellway North London, said: “We have redesigned part of the site at King George’s Vale in response to the needs of customers, providing high-quality family accommodation which suits the requirements of local buyers.
“The Beaufort and Regency designs have extended ground-floor garages, providing useful storage space for bicycles and waste bins, while the two Rosemont houses have flexible ground-floor studio and utility space as well as a ground-floor shower room.
“All of the homes have open-plan kitchen/dining/family rooms on the first floor which open out into the rear garden, with the Beaufort having a separate south-facing living room. Upstairs are three bedrooms, including an en suite main bedroom in each property.
“These will be highly sustainable, energy-efficient new homes – with renewable energy generated by solar PV panels on the roof and EV chargers at each property to help residents minimise their energy bills and their carbon footprint.
“The homes will be set back further from the street than the original four and five-bedroom houses planned, providing space for a treelined avenue planting, and we have also included external steps to provide access to rear gardens from the street.”
Construction started at King George’s Vale in 2023 and to date 85 homes have been completed. There’s currently a choice of two, three, four and five-bedroom houses available to reserve, with prices starting from £525,000.
