Bellway buys land in Southwater and seeks detailed planning permission for 73 homes

Housebuilder Bellway has bought a 10-acre site in Southwater, West Sussex, which has outline planning permission for 73 new homes.
The purchase of the land east of Shipley Road, to the south of the village, was completed this month (January).
Bellway’s Southern Counties division has applied for detailed planning permission for the development, which will be called Clover Fields.
Included within the project would be 29 homes designated as affordable properties available for local people through low-cost rent or shared ownership.
Daniel Williamson, Sales Director for Bellway Southern Counties, said: “Completing the purchase of this land in Southwater brings us a step closer to providing an attractive new sustainable development that will enhance the area.
“Our detailed proposals for the new homes will respect and make the most of the natural environment and create wonderful open spaces where residents can enjoy being outside. The layout aims to promote walking, cycling, outdoor play and social interaction.
“We have worked meticulously to plan a development that reflects local architectural traditions by using materials and forms that will feel familiar and designs that echo the building styles that have gone before.
“And by designating 40 per cent of the new homes as affordable properties we will meet a local need and provide an opportunity for people who may not be able to afford to privately buy a property at full price, to nevertheless move into a modern, energy-efficient home.”
The homes for private sale are planned to comprise a mix of two, three, four and five-bedroom houses.
Meanwhile, the affordable properties would be two-bedroom apartments and two and three-bedroom houses, made up of 20 homes for affordable rent and nine shared ownership houses.
Air source heat pumps will be installed for the houses, and hot water heat pumps for the apartments, to minimise carbon emissions. Electric vehicle charging points are also proposed for the properties.
The land includes mature trees on all sides and within the site and Bellway proposes to preserve them and incorporate them into the plan. Green open space would be created in the centre of the development, including a children’s play area.
Bellway plans to support local wildlife by including bat and bird boxes and hedgehog highways and incorporating native planting. It aims to increase the biodiversity of the land by at least 10 per cent.
