Bellway starts demolition work at former site of Bishop’s Stortford High School where it aims to build 208 new homes

Bellway has started demolition work on the former site of Bishop’s Stortford High School, where it hopes to build 208 new homes.

The housebuilder has started preparatory work to remove the existing buildings on the land off London Road, under outline planning permission granted by East Herts Council in April 2025.

Detailed proposals for the new homes development, to be called Scholars Walk, are currently pending consideration by the council.

The plans include 125 homes for private sale – a mix of two-bedroom apartments and two, three, four and five-bedroom houses – and 83 affordable homes comprising one and two-bedroom apartments and two and three-bedroom houses.

The 17-acre London Road site has been vacant since Bishop’s Stortford High School moved to a new state-of-the-art building within the new St James’ Park neighbourhood on the southern edge of the town last year.

Scholars Walk would feature public open space with a new children’s play area. The plans also include the planting of native hedgerow and species-rich wildflower grassland alongside the provision of bat and bird boxes and hedgehog-friendly fencing, to deliver a biodiversity net gain of more than 10 per cent.

Greg said: “The homes at Scholars Walk will be energy efficient, with electric vehicle charging points and solar PV panels to help reduce carbon emissions.

“The landscape-led design will enhance biodiversity by ensuring that existing trees and hedgerows will be retained wherever possible with a complementary native tree and shrub planting schedule to mitigate any necessary removal of trees.

“Situated within walking distance of both the town centre and the railway station – which has regular trains to London Liverpool Street and Cambridge – the London Road site is an ideal and highly sustainable location for a new community.”
