Bellway starts work on third phase of construction at Harbour Village in Northfleet

Bellway has started work on 273 new riverside apartments in the third phase of construction at its Harbour Village development on the site of the former Northfleet Cement Works.

The housebuilder is to deliver the new homes across eight residential blocks, providing 191 private apartments and 82 affordable homes available for local people through shared ownership or low-cost rent. 

This new phase of Harbour Village will also bring a new riverside promenade with informal play equipment and an outdoor gym within new open space and two new community centres. Four of the apartment blocks will feature podium gardens while three of the other blocks will have brown roofs to promote biodiversity.

William Weston-Smith, Land Director for Bellway Thames Gateway, said: “Work has now started on phase 3A which is a milestone phase in this exciting regeneration project that will reopen a section of the River Thames to residents and the wider public. We aim to be in a position to welcome the first new residents to this part of the site in summer 2026.

“The mix of one, two and three-bedroom apartments will offer a range of buyers the chance of purchasing a new modern, energy-efficient home at an affordable price in a desirable riverside location which is less than 30 minutes by train from central London. Moreover, 30 per cent of the new apartments will be affordable homes to give local people the chance to stay in the area.”

Harbour Village is a landmark redevelopment where Bellway Thames Gateway aims to build a total of 630 new homes on 76 acres of the former cement works at Northfleet Embankment West.

To date, 122 properties have been built in the first two phases of the development which comprise a total of 254 homes. Of these completed properties, 38 affordable homes have been handed over to housing association Moat Housing.

Future phases are also being planned to deliver an additional 103 homes.

“Harbour Village is planned to deliver a host of services and amenities which will benefit the lives of residents new and old alike. These include a number of parks, a new playing field, a riverside promenade and new community centres.” 

Harbour Village is part of the wider Ebbsfleet Garden City project, expected to bring forward up to 15,000 homes for the area as well as restaurants, bars, shops, commercial and office space, schools and community facilities.

A range of two to four-bedroom houses are currently available to reserve at Harbour Village, with prices starting from £354,500.
