Highlands Grange in Swanley wins coveted prize at United Kingdom Property Awards

A development of 60 new sustainable homes which is regenerating a disused horticultural nursery in Swanley has won a prestigious industry award.

Bellway’s Highlands Grange has been named as an award winner in the Residential Development 20+ units category for Kent in the 2025-26 United Kingdom Property Awards.

Part of the International Property Awards, the awards recognise excellence in all sectors of the property and real estate industry across the UK.

Located on a 5.4-acre site at the north-eastern edge of Swanley, Highlands Grange features an attractively landscaped public open space sensitively designed to complement its rural setting within the Green Belt

The properties include a range of low-carbon technologies and energy efficiency measures aimed at reducing emissions and encouraging sustainable travel. All homes will benefit from an electric vehicle charging point, 10 of the properties will be equipped with air-source heat pumps and underfloor heating while the other 50 homes will have PV solar panels to generate renewable electricity.

“The team successfully overcame several significant challenges during the design phase of the project, including the site’s location within the Green Belt and on the edge of Swanley Village Conservation Area. This required a sensitive landscape approach to ensure a softer, more natural transition to the surrounding countryside, while a number of protected trees just outside the south-western boundary also had to be preserved.

“This development reflects Bellway’s company-wide commitment to sustainability, through the provision of energy efficient low-carbon homes designed to meet the needs of local people, alongside the creation of new habitats for wildlife to promote biodiversity.”

Highlands Grange is located on land off Highlands Hill which was previously occupied by Harrington’s Plant Nursery. Bellway began construction work on the site in January 2023 and all the homes have now been built. The development comprises 36 properties for private sale, including a range of two, three and four-bedroom houses, as well as 24 affordable homes for low-cost rent or shared ownership.

Measures to support wildlife include the creation of a wildflower meadow and the provision of bat and bird boxes, bee bricks, insect hotels and hedgehog highways. There are also plans to create a community orchard.

Highlands Grange will be formally announced as an award winner in the Residential 20+ units Development category for Kent in the United Kingdom Property Awards, at a presentation and gala dinner dance at the London Marriott Hotel, in Grosvenor Square, London, on Friday 14 November.
