Plans for 225 new homes in Ratby will see £2.3 million investment in local area

Plans by Bellway to build 225 new homes in Ratby will deliver more than £2.3 million in funding for local services, including more than £2 million for schools in the area.

Hinckley and Bosworth Borough Council planning committee approved plans for the development, to be built on a 30-acre site to the west of Desford Lane, last month, subject to conditions.

Through the planning agreement, Bellway will provide 90 affordable homes for local people and more than 10 acres of public open space. The education contributions will comprise more than £1.23 million for primary and early years education at Ratby Primary School; more than £790,000 for secondary education at Brookvale Groby Learning Campus; and more than £50,000 for SEND (Special Education Needs and Disabilities) learning at Forest Way School in Coalville.

Other contributions will include £165,702 for Ratby Surgery, £6,703 for Ratby Library, and £62,754 towards improvements to the A50 Field Head roundabout at Markfield.

The development, to be called Echelon, will include a mix of one-bedroom apartments, two-bedroom bungalows and two to five-bedroom houses.

Amy Gilliver, Senior Planning Manager at Bellway East Midlands, said: “Our Echelon development will deliver a range of energy-efficient homes to help meet the need for new housing in Ratby and the wider borough. As well as a significant amount of family housing, the development will also include eight bungalows to cater for older residents and people with restricted mobility.

“The project will also provide significant investment in local services and infrastructure to benefit new and existing residents in the area.

“We have carefully designed this development to reflect the character of existing properties in the area, while the inclusion of 20 different house styles will ensure a varied and interesting street scene.

“The centre of the site will feature a wide swathe of public open space, allowing for views of the Grade II listed Church of St Philip and St James, while children’s play areas will be provided throughout the development.

“Sustainability sits right at the heart of our Better with Bellway strategy to put people and the planet first and we will be planting 276 new trees at Echelon to support biodiversity and create an attractive environment for residents to enjoy.”
