Bellway starts work on new 185-home development in Leamington Spa

 

Bellway has started work on a housing development which will bring 185 new homes to Leamington Spa and an investment of £3.27 million for local services.

The new development, called Priors Meadow, will deliver 111 homes for private sale – a mix of one-bedroom apartments and two to five-bedroom houses – and 74 affordable homes on land off Brimstone End.

Bellway’s detailed plans for the site were given planning approval by Warwick District Council in August.

Marie Richards, Sales Director for Bellway West Midlands, said: “We have worked closely with the local authority to ensure that the variety of new homes at Priors Meadow will help meet the needs of the local community.

"The land was designated for new housing in the Warwick District Local Plan and 40 per cent of the homes will be affordable properties available through low-cost rent or shared ownership allowing local people the chance to secure a new home in the area. 

“The energy-efficient homes at Priors Meadow will have sustainable timber frames and feature solar PV panels to reduce carbon emissions. Homes will also have access to an electric vehicle charging point enabling residents to choose a greener form of transport.”

As part of the planning agreement for Priors Meadow, Bellway West Midlands is to invest £3.27 million in local infrastructure and facilities.

This includes £1.49 million to schools for children of all ages, £787,000 to road improvements in the area and £237,000 to health services including the improvement of Croft Medical Centre.

The housebuilder is also to contribute funding towards indoor sports facilities and outdoor sports pitches, as well as towards bus stops, cycleways, libraries and the police.

Marie said: “Priors Meadow is a sustainable and attractive development which has been carefully designed to create a pleasing environment for the residents. There will be a large area of open space to the east of the site which provides a soft edge to Whitnash Brook and the Nature Reserve.

“There will be a range of natural open spaces, including small park areas, across the development which will also feature a new playground and a network of footpaths and cycleways. In fact, the total open space provided within the site will exceed the required standards by more than two acres.

“The landscape-led approach will also see allotments provided on site and deliver a biodiversity net gain of more than 10 per cent.

“Now that work has started on site, we anticipate that the first homes will go on sale at Priors Meadow from January 2026, while showhomes are expected to be completed next spring.”
