Bellway submits plans for first phase of new homes on former Panshanger Aerodrome site

Detailed plans have been submitted for the first residential phase of a development on the site of the former Panshanger Aerodrome in Welwyn Garden City.

Bellway North London has submitted plans to Welwyn Hatfield Borough Council for 169 new homes as part of a wider project, called Edenbury, where the housebuilder plans to deliver 760 properties as part of a partnership with Homes England.

The design for the initial phase consists of 94 private homes – a mix of two to five-bedroom houses, two-bedroom apartments, and five apartments designated for older buyers – alongside 75 affordable homes for local people, from one-bedroom apartments to four-bedroom houses.

In the build, Bellway North London is to prioritise energy efficiency, with PV solar panels and electric vehicle charging points to some properties.

Ali Maruf, Managing Director for Bellway North London, said: “The submitting of these detailed plans is a very significant milestone for this ambitious project as it marks another step towards the first residential phase being delivered.

“This first phase will not only deliver 94 much-needed new homes for the private market but will also deliver 75 affordable properties, which represents 44 per cent of the homes built in this part of the development. These homes will, through low-cost rent and shared ownership, allow local people, who can’t afford to buy outright, the chance to secure a new property in the area.

“In addition to this, this part of the development would create public open spaces which would include a children’s playground and two play areas which will provide areas for residents, old and new alike, to socialise and enjoy the outdoors.

“Subject to planning approval, we anticipate launching the site later this year, before the opening of the showhomes and a permanent sales centre next spring. We hope to be in a position to welcome the first residents into their new homes at the development next summer.”

Panshanger Aerodrome, which served as a decoy for the De Havilland aviation factory in Hatfield during the Second World War, ceased operations as an active airfield in 1992.

The wider 135-acre site has been earmarked for a total of 860 properties, 30 per cent of which would be affordable homes for low-cost rent or shared ownership. Two serviced parcels of land earmarked for 50 homes each will be handed back to Homes England for future sales to SME (small and medium-sized enterprise) developers.

Proposals for the wider scheme also feature retirement accommodation, a primary school, a new community centre, leisure facilities, areas of open space, traveller pitches and allotments.

Bellway North London is building new homes across Hertfordshire, Buckinghamshire and Greater London.
