Detailed plans submitted for new homes off Station Road in Longstanton

Detailed plans have been drawn up for a new housing development in the Cambridgeshire village of Longstanton, which would generate an investment of more than £1.6 million in the area through planning contributions.

Bellway has submitted a reserved matters application to South Cambridgeshire District Council seeking detailed planning permission to build 107 new homes on an 11-acre site west of Station Road.

The housebuilder acquired the land in October last year, with outline planning permission for up to 107 homes already in place.

Jonathan Wells, Land Director for Bellway Eastern Counties, said: “This new development has been carefully planned to form a seamless extension to the wider Northstowe neighbourhood which is already a well-established community.

“It will deliver a new choice of homes in the area for people in a wide range of circumstances, as well as new open space and investment in local facilities.”

Bellway’s detailed plans include a range of one to four-bedroom properties, comprising 61 houses for private sale, 43 affordable homes for local people and 3 self-build plots.

Land is also allocated for a mixed-use community building which could include employment or community uses and a café.

More than three acres of the site would be green open space to include wildlife areas, a drainage scheme, a children’s play area, cycleways and footpaths.

The planning agreement attached to the outline permission secured a range of developer contributions including £975,000 for education within Northstowe, from early years up to secondary school.

Highways contributions would see £256,000 invested in improved connectivity between Longstanton Park and Ride and the Waterpark, improved cycle routes and a contribution to the Guided Busway. More than £315,000 would be spent on sports and community facilities in Northstowe.

The Longstanton land parcel is one of two sites in Cambridgeshire acquired by Bellway Eastern Counties last autumn, with the other site at Orchards Green in Ely.

Jonathan said: “We continue to look for land where we can provide new homes for the local housing market and deliver the additional benefits in terms of jobs and investment which come hand-in-hand with the construction of new homes.

“We work closely with local communities to ensure our new developments will meet their needs and are looking forward to progressing both of these new schemes subject to planning permission being secured.”

Bellway Eastern Counties is building new homes across Cambridgeshire, Suffolk, Lincolnshire and Rutland.
